6-Storey Commercial Building — Design & Construction Supervision, Kampala


THE CHALLENGE
A private real estate developer in Kampala required a complete multi-disciplinary design and supervision consultancy for a 6-storey mixed-use commercial building in a high-density urban zone. The project had tight boundary constraints, required coordination across structural, architectural, electrical, and mechanical disciplines, and needed to comply with KCCA planning and building regulations. The developer also needed a single consultancy firm to manage all technical disciplines — reducing the risk of coordination gaps between consultants.
🔧 OUR APPROACH
Cadron assembled a multidisciplinary in-house team covering architectural, structural, electrical, and mechanical engineering. We led the project through three clear phases:
Phase 1 — Design:
Architectural concept, planning drawings, and KCCA approvals
Structural design (reinforced concrete frame with pile foundation system)
Electrical design: power distribution, lighting, backup generator, and solar PV pre-provision
Mechanical design: HVAC, plumbing, drainage, and fire suppression system
Phase 2 — Procurement Support:
Bill of Quantities preparation
Tender evaluation and contractor recommendation
Phase 3 — Construction Supervision:
Resident engineer placement on-site
Monthly progress and quality reports to the developer
Certification of contractor payments
Snagging, commissioning, and practical completion sign-off



RESULTS & OUTCOMES
Building completed 3 weeks ahead of schedule
All structural, fire safety, and services installations passed KCCA inspections first time
Electrical system designed with 25% energy efficiency gain over original brief
Client occupied the building at practical completion with zero outstanding technical defects
